The role The Senior Property Repairs Surveyor is responsible for overseeing individual caseloads consisting of live disrepair claims (including damp and associated repairs), party wall awards, repair diagnostic cases, referrals from repairs, health & safety and environmental teams and acts as a line manager to a team of Technical Repairs Surveyors. The role plays a significant part of the customer experience, having visible presence at our properties and acts as the main point of contract for customers while their case/works is being processed through to completion. The post is known internally as Senior Technical Repairs Surveyor. This role is part of Customer & Communities where you’ll help us to lead the way keeping our promise to more than 100,000 customers. What you’ll achieve Management of property repair caseloads from ‘cradle to grave’. Carry out site inspections and investigations as necessary to produce detailed specifications of works using the national schedule of rates and composite values. Responsible for the correct diagnosis of building failures. Undertake quality assurance checks on completed works. Manage relevant building contracts and related documentation. Manage and develop the skills and knowledge of the Technical Surveyors. Prepare estimates, feasibility studies, plans, sketches and drawings as necessary. What you’ll bring Essential skills Building surveying experience with knowledge of stock condition surveys for social housing. Working knowledge of current building safety, health and safety and other relevant legislation. Knowledge of legal legislation in relation to housing disrepair. Ability to manage technical caseloads and write specifications for repairs, maintenance work, major repairs and planned maintenance contracts. Ability to prepare work programmes, estimates, value work in progress and issue variations. Desirable skills HND/C Building or BSc Building Working knowledge of building industry codes of practice, measured terms and building forms of contract. Why Orbit?
