MMP Consultancy currently have an opportunity for a Maintenance Surveyor to join a Local Authority based out of Somerset.
This will be a temporary position paying £21-£23 P/H Umbrella on a 6-9 Month Contract
The Role:
To carry out condition surveys for the acquisition of thirty-one (31) properties to support the Department of Levelling Up, Housing and Communities (DLUHC) Local Authority Housing Fund (LAHF), including the production of a full survey report containing:
Written and photographic evidence of the condition of all internal and external components.
The identification of any catch-up repairs or health & safety liabilities that would require immediate action.
A 45-year investment plan (cost table).
Also, to undertake domestic stock condition surveys to inform and support the production of capitalised works programmes and investment plans, including the collection, identification and measuring of building attributes, assessing remaining life and checking the accuracy of existing stock condition surveys.
Job Purpose:
Undertake other property related surveys and site visits, including, but not limited to, landlords’ consents, structural issues, boundary disputes and condition reports.
Provide specialist property maintenance surveying expertise to mitigate the risk of the Council to liability from housing legal disrepair claims.
Have an awareness of current legislative standards and compliance related issues in relation to social housing.
To carry out HHSRS checks as part of your day-to-day duties.
Advising internal stakeholders on property matters as required and liaising outside bodies, authorities, and agencies as necessary to carry out the duties of the post.
Manage external contractors and consultants to always deliver excellent performance, for all property related projects.
Actively engage with residents in relation to their projects and assist in continually improving resident satisfaction with service delivery.
Ensure accurate records are kept for all property related surveys.
Contribute to operational risk management activities, within the remit of the post.
Ensure that subject service requests and complaints in relation to all workstreams allocated to them are promptly investigated and the finding(s) acted on in a timely and proportionate manner.
Use information technology and digital transformation to deliver an effective, efficient, responsive, and e-enabled service.
Attend meetings with the Council and other organisations, including public groups as required, sometimes outside normal office hours.
The provision of expert advice and attendance, as required at Client meetings.
